In terms of investment sales, MacDougall & Company has formulated strategies to provide investors with a value-added approach. Through its affiliate company, One Post Oak Management Company, it provides leasing and asset management capability. Investment criteria are tailored to the individual client, with a strategy that includes meeting or exceeding proforma rental rates and lease up criteria. Many times, the focus of an investment strategy centers on third party financing, and MacDougall & Company has access to several qualified third party lenders that can be utilized on a specific transactional basis and in many cases non-recourse financing is available. The property can be acquired on an "all cash" basis or leveraged with investor equity.

 

Our current portfolio includes 15 Partnership acquisition properties ranging from 13,000 to 126,960 square feet. These properties are located in the greater Houston area, Dallas, Woodlands/Conroe and San Antonio, Texas.  The current forecast is for Joe MacDougall to acquire a minimum of $30 million dollars in acquisitions per year as General Partner.  We currently have approximately 70 Limited Partners, many of which participated in multiple acquisitions.  We are committed to provide solid returns, quarterly distributions and efficient tax strategy by passing through building depreciation expense to the Limited Partner as reflected on their K-1 tax return.
